Athens is a European capital priced like a secondary city, with the conditions that drove the discount now reversing. Ten reasons the math works — written in the order we think about them.

Entry prices still far below comparable European capitals.

Athens trades around €2,500/m² — roughly half of Barcelona, less than a quarter of Paris. The gap is a legacy of the crisis, and it is closing.

The mortgage market is returning.

Greek banks are lending again, including to foreign investors. Fixed rates recently dropped below 3% — the lowest since 2017. Leverage is the multiplier of demand.

Major infrastructure is repricing whole neighborhoods.

Athens is in the middle of a significant infrastructure build-out that is not yet reflected in property prices across all affected areas. Metro Line 4 — the Yellow Line — is adding stations to neighborhoods historically underserved by transport. Metro access reprices real estate, consistently and demonstrably.
