A current project · Akamantos

A residential building in Thiseio, becoming a boutique hotel.

A few minutes from the Acropolis, in one of the best parts of Athens. We’re converting the building into a boutique hotel with a roof garden that faces the Acropolis. The raise is closed; renovation is about to start.

Panellinon 12 · Piraiki, Piraeus

50 meters from the sea, in Piraiki, the popular waterfront neighborhood of Piraeus

New furnished apartments in a fully renovated building – a wellness floor with a pool on the bottom, a rooftop over the marinas on top. In the heart of Piraiki, just before its coastline is getting rebuilt with a 25M Euro promenade. Presale from €140K.

Residential assets we’ve bought well and repositioned for the short-term market — the kind of small, well-located properties that do the quiet work of a portfolio.

Koukaki · Athens

Koukaki, on a pedestrian street full of cafés.

Well-located, and bought early. It’s tripled in value over 5 years and runs at 93% occupancy on the short-term market.

Exarcheia · Athens

Exarcheia, just outside Zone 1 — so it can still operate short-term.

It sits just beyond the central short-term-let freeze, so it can legally run short-term, and does, at 91% occupancy.

Ambelokipi · Athens

A lawyer's old office in Ambelokipi, now a short-term rental in the doctors' quarter.

We bought a tired professional office in Ambelokipi’s medical district and turned it into a short-term rental, repositioned end to end.

Exarcheia · Athens

Kipseli, 30m from a metro station that doesn't exist yet.

30m from Kanari, a Yellow Line station now under construction. We bought before the metro reprices the street — which is the whole point.

A note on these figures

Occupancy and value figures are actuals on operating assets, not projections. Conversions in progress — Akamantos, Tenedou, Panagiotara — are described as planned, and plans can change. Past performance tells you what we did, not what your project will do. We’re happy to walk through any of these line-by-line on a call.
